The location of the house is ideal for those that enjoy walking as it is set on a very private development of mostly self build houses, with direct access on to the Brecon Beacons National Park and is only a 10 minute walk from Bryn Bach Park with all of it's amenities such as boating, walking, cycling, camping, golf, playground, fishing, and running etc.
The house is only a 15 minute drive to Abergavenny with it's weekly markets and famous annual food fair. For those that drive you can be in Newport, Cardiff and Brecon in 40 minutes and Swansea in less than an hour. For anyone who doesn't drive there are train stations at Ebbw Vale and Rhymney from where you can catch regular trains to numerous towns and cities.
It is centrally located close to all towns and villages within the Valleys and within 10 to 15 minute drives of several lakes and reservoirs some of which can be viewed from the Brecon Mountain Railway. bmr.wales

Rear Elevation
The rear elevation photos show the main feature is the full width, 12ft concertina doors which extend right across the full width of the orangery giving access out onto the timber decked area. The decking itself has blue LED lights built into it's perimeter with downlights built into the soffit on either side of the orangery and LED star lights built into the angle of the soffit above the glazed gable panels. This all makes for great atmosphere when socialising in the garden in the evening. There is another alarm box on the rear of the house along with LED motion detector flood lights to the rear and right hand side elevation. There are external double electrical sockets to either side of the orangery and an external water tap to the left hand side of the house.
Moving Inside Starting With The Floorplans
As can be seen from the floorplans the depth of the property is much more than it's width which is why it is described as deceptively spacious, it really is much larger inside when you walk in than you would imagine from viewing it just from the outside. What isn't shown on these plans, as my computer skills do not run to it, are the fact that there are built in cupboards in bedrooms 1,2 and 4, but you will clearly see these in either the photos on this blog or by following the links to the 360' photo links also posted on the blog. The layout of the house has been designed to create a large and airy feel to it and to make the best use of the space available. For example the walk-in bay window to the lounge, the spacious entrance hall and especially the large first floor landing area that provides enough space to place furniture on it outside of bedroom 3, and making a "Jack and Jill" en-suite between bedrooms 3 and 4.
Entrance Hall
Entering the property through the front door brings you into the ground floor hallway which has a door immediately to your left and right. The right hand door leads into the garage with the left hand door leading into the Lounge. The Hallway is decorated with flat white ceiling and woodwork and is papered throughout with a pastel blue and white floral wallpaper. The spindles to the staircase leading off from the Hallway are painted in white with the handrail being varnished natural Oak to match the internal doors and the solid Oak flooring laid to the first floor landing. Lighting is via ceiling down lights and the floor is laid with gloss cream ceramic floor tiles, complete with underfloor heating. The Hallway contains the control panel for the alarm system that is fitted throughout the house. At the end of the hall is the door through to the Kitchen and to the right hand side the door into the downstairs W.C, that has a 2 piece suite with a concealed cistern built into an Oak panelled enclosure. The light and extractor fan are automatic and come on when the door is opened.
The Lounge

The Lounge is a large room which is wider than the very narrow lounges you usually find in new houses today. The main focal point in the room is the artisan made limestone fire surround with a Dimplex remote controlled electric fire for when you want a sudden burst of heat on cold days or just to have the warming feel given off by the realistic coal burning effect it provides. The main heating to this room and the whole of the ground floor is via underfloor heating which is gas powered via the boiler mounted in the garage, and controlled via the thermostats which are located in each room. The floor covering in the Lounge is a deep pile Wheat coloured carpet which feels fantastic in bare feet when you come downstairs on a cold morning with the underfloor heating on and warming through the carpet.
There are ample sockets and telephone points in the room along with a television point in the front right hand corner of the room as well as an additional television point high up centrally above the fire surround for those that wish to fit a wall mounted flat screen television to the wall. Another feature of the house is that there are television points in the Lounge, Dining area and all 4 bedrooms which are linked so you can watch television in these rooms either via freeview through each individual television or you can watch whatever is being received by the main incoming signal to the Lounge television via any other point. You can also arrange to have multi-room satellite television to any or all of the rooms.
Lighting in the Lounge is by 2 crystal style light fittings which each has multiple LED bulbs which provides ample lighting with an additional 4 down lighters, 1 in each corner of the room. Currently the down lighter bulbs fitted are remote controlled multi coloured ones which I fitted for the amusement of my grand children but which can be set to just white or easily replaced with plain GU10 bulbs, The down lighters and crystal fittings are on separate switches so can be used together or independently.
The decorating is neutral with a papered feature wall to the fire surround wall, magnolia painted walls to the remaining 3 walls, flat white painted ceiling and woodwork. As throughout the property the door leading into the Lounge from the Hallway is a Oak vertical panelled design with polished chrome furniture, with the doors leading from the Lounge to the Dining Area being double doors in a matching Oak design but being half glazed, this helps bring loads of natural light into the room especially with the benefit of the walk in bay window to the front wall of the Lounge which has windows to 3 sides.

The Kitchen/Diner/Orangery
If you are looking for a "WOW" factor in a house than this space is surely it. As soon as you pass through the double Oak glazed doors into the Dining area you know you are in a house that just oozes class and quality. For those that like to entertain and to party then this is the house for you. The space is even more spectacular when you fully open the 12' concertina patio doors and let the space carry on out onto the timber decked area, ideal for parties and barbeques.
The complete Kitchen/Diner/Orangery area has floors laid with the same high gloss cream floor tiles as used in the entrance hall which not only looks fantastic but means that the whole of the downstairs, excluding the Lounge, has flooring which is nice and easy to clean and very hard wearing.
As in the Lounge there is a high level television point on the wall to the left hand side as you enter from the Lounge, which is an ideal place to mount a large flat screen television that can me viewed from anywhere in the space.
Lighting in the Dining and Kitchen areas is via down lighters whilst the vaulted roof of the Orangery is ideal for a large feature light fitting. There is additional lighting by way of LED plinth lights to the kitchen units which are also fitted to the Dining area side of the breakfast bar. There are also additional down lighters fitted to the high level soffit over the sink.
The kitchen units are cream coloured wall and base units with 40mm thick solid Oak worktops to all surfaces. There is a built in dishwasher along with a freestanding cream coloured Belling range style electric double oven and hob with extractor hood above.
Throughout the whole area there are ample power points, all being of a chrome finish along with all of the light switches etc. Heating is via the underfloor heating system with each area having it's own thermostat to control the temperature.

Utility Room
No expense has been spared in the Utility Room having been fitted with the exact same base units and also having the 40mm solid Oak worktops and not fitted with a cheaper range which is often the case. There is plumbing for a washing machine and space for a large American style fridge/freezer. This room too has high gloss cream floor tiles, complete with underfloor heating. The side door to the outside is also situated in this room.
Taking the stairs from the entrance hall to the first floor, brings you to the spacious first floor landing where you immediately notice the solid Oak flooring that has been laid to it. The landing is quite a large space with a large walk-in cupboard on one side and space outside the doorway to Bedroom 3 to place furniture such as a chair or table. All the way up the stairs and throughout the landing the walls have been papered the same as the Entrance Hall with a pastel blue floral paper. Lighting is via the same crystal style multi bulb LED fitting as used in the Lounge. The landing also houses the loft hatch to the roof space.
Master Bedroom
13'5" x 12'3" ( 4.09m x 3.73m )
The Master Bedroom is a really good size and has 2 large built-in wardrobes, both with hanging rails and automatic lighting that come on when the doors are opened. Again the decorating is neutral with all walls being papered with a pastel blue good quality paper. Heating is via a radiator situated beneath the large window that faces to the front of the property. Ample sockets and as in all other rooms upstairs it has a high level television point and electrical socket.
Access to the En-suite Shower room that has basin over a vanity unit and W.C. with concealed cistern built into Oak unit to match the internal doors. The room also houses a square corner shower cubicle with mains hot water shower, and chrome heated towel rail.
Bedroom Two

Given that all 4 bedrooms are full sized double rooms it is a matter of opinion as to which room should be classified as 2,3 or 4, but for purposes of these details we will assume Bedroom 2 backs on to Bedroom 1 and faces the back of the house.
Another really good sized room and though it is the only bedroom that doesn't have direct private access to a bathroom it does adjoin the main bathroom and could easily be made into an en-suite room if required ( Maybe you fancy running a B&B!)
This room has a very large walk-in cupboard, again with automatic lights, which is large enough to house a desk and filing cabinet etc and use as a hidden office, which is currently what I do.
Ample sockets, television point and telephone point, heating via a radiator beneath the window.
Bedroom Three
15'7" x 9'7" ( 4.75m x 2.92m )
This is another bright and airy room and is the only bedroom that doesn't have a built in wardrobe but it is of such a size that there is plenty of room for a freestanding wardrobe. At the risk of repeating myself, there are ample sockets, television point and telephone point with heating being via the radiator situated below the front facing window.
Bedroom 3 shares the en-suite facilities of the "Jack & Jill" bathroom with Bedroom 4.
Bedroom Four
11'4" x 10'7" ( 3.45m 3.23m )
Yet another double bedroom and it also has ample sockets, television point and telephone point, with heating via the radiator beneath the window. This room also has a large double door walk-in storage cupboard with the obligatory automatic lighting.
Jack & Jill En-suite
The en-suite shared by bedrooms 3 &4 is of a good size as opposed to the usually cramped dimensions when developers think its a good idea to try to cram in a second en-suite. It has basin over a vanity unit and a W.C with a concealed cistern built into an Oak housing to match the internal doors. The shower in this room is an electric one with the isolating switch being located in Bedroom 3. This is just in case there is ever a problem with the boiler to ensure that there is always hot water available. Heating is via a heated chrome towel rail and the floor and shower cubicle are tiled.
Family Bathroom
6'7" 12'3" ( 2.01m x 3.73m)
The Family Bathroom is of very generous proportions with plenty of wall space to the right hand side if anyone ever wanted to put a door in to make it an en-suite to Bedroom 2. Lighting is by way of down lighters, heating via chrome heated towel rail, there is an electric shaver point to the left of the sink. The bath is an 8 jet spa bath, the basin is fitted into a vanity unit and the W.C cistern is concealed in an Oak finished housing. The floor is tiled.
Integral Garage
Usually there's not much you can say about a garage but there are a couple of points that are of interest. I originally used the garage as a workshop so had the walls and ceiling insulated and plastered, and also had worktops fitted across the back and down one side with a sink complete with hot and cold water also fitted. It would be relatively simple (subject to the necessary planning permission being granted) to convert the garage into another habitable room. All it would need is to remove the garage door and replace with a wall with a window in it, raise the floor up to be the same as the house using timber and chipboard, fix skirting boards etc, and decorate and the job is finished. Currently the garage has a roller style door which is operated via remote control, it also houses the boiler and even has a plug in point to recharge electric vehicles, the garage also houses the consumer unit.
Outside
The front of the property has a large driveway, with parking for at least 3 vehicles with the remaining area being grass. Both sides of the property can be accessed via single gates and is also laid with the same York stones as the driveway along with a patio area of the same material directly outside the Kitchen window.
The rear garden has been dramatically landscaped using 5 tonnes of local Welsh slate, all of which had to be carried by hand from the front of the house to the back. The main feature of the slate landscaping is the two tiered water fall which uses a stainless steel chute at about 3 feet above the pond so that it gives a wonderful natural sound of falling water. Hidden inside the chute is a set of colour changing LED lights to give a wonderful effect at night. Both the LED lights and the water fall are operated via remote control. The remaining area of the rear garden is the timber decked area leading off from the Orangery concertina doors which provides loads of space for outside entertaining. There is a metal garden shed in the bottom corner of the garden which is hidden from view by 2 fixed fence panels. The decking has Blue LED lights fitted into it around it's perimeter which again provides atmospheric lighting for when you want to entertain. The whole effect of the planting using numerous planters and pots etc means that when in full bloom the colours are amazing and coupled with the natural look and sound of the water feature makes for a very relaxing outside space.
Summary
In summary this is a very spacious property with no expense spared when it has come to the design and finishes, from the very tasteful decorating throughout to the external landscaping. it is a property that is well suited to anyone that likes to entertain or alternatively it is located is such a private and peaceful location that it also offers complete privacy and peace and quite for those times you just want to sit back and relax.
